How is stamp duty calculated in QLD?
Queensland uses a tiered bracket system. The first $5,000 of the property value is duty-free. Above that, rates increase progressively from $1.50 per $100 up to $5.75 per $100 for property values above $1,000,000. If you're buying a home to live in (not an investment), you may qualify for a home concession which uses lower rates.
Do first home buyers pay stamp duty in QLD?
It depends on the property. From 1 May 2025, first home buyers purchasing a brand new home or vacant land pay no stamp duty at all — with no price cap. For established (existing) homes, first home buyers pay no duty up to $700,000, with a sliding concession up to $800,000. Above $800,000, standard home concession rates apply.
What is the First Home Owner Grant in QLD?
In addition to stamp duty concessions, QLD offers a $30,000 First Home Owner Grant for new homes valued under $750,000. This boosted amount applies to contracts signed before 30 June 2026, after which it reverts to $15,000. The grant is separate from stamp duty concessions — you may be eligible for both.
When is stamp duty payable in QLD?
Transfer duty must be lodged within 30 days of the contract becoming unconditional. Payment is then due within 14 days of lodgement. Late payments attract interest at approximately 11.78% per annum plus potential penalty tax. Your conveyancer or solicitor typically handles this at settlement.
Do foreign buyers pay more stamp duty in QLD?
Yes. Foreign buyers (including foreign companies and trusts) must pay an Additional Foreign Acquirer Duty (AFAD) of 8% on top of the standard transfer duty for residential property purchases. This can significantly increase the total duty payable.
